TERMS AND CONDITIONS

NOTE: By placing a reservation with Elite Florida Vacation Homes, you are agreeing to the terms and conditions as follows:

I. Deposit and Payment
Upon booking, we require a nonrefundable deposit of $250.00 which we will use to hold your reservation. This payment will go towards your total price of your rental. The remaining balance is due 8 weeks before your check-in date.

Once your reservation has been placed, a conformation will be sent via email.

II. Cancellation Policy
If you need to cancel, any notification before 8 weeks of arrival will be accepted.

All other cancellations are subject to the following charges:
~From 4 - 8 weeks before arrival date = 50% loss as cancellation fee
~From 2 - 4 weeks before arrival date = 75% loss as cancellation fee
~Less than 2 weeks before arrival date = 100% loss as cancellation fee

NO REFUNDS WILL BE GIVEN IF GUESTS LEAVE EARLY OR NO-SHOW

III. Damage to Homes
Upon making full payment, a Accidental Damage Coverage (ADC) will be available for the amount of $49.99, which will cover any wear and tear damages to the premises caused by the Guests. A Guest that purchases the ADC, will not be obligated to pay for the loss or damage contents on the premises, as long as it is reported to Elite Florida Vacation Homes.  coverage does not include intentional acts of a Guest, damages that has been failed to report to Elite Florida Vacation Homes, or any damage or loss caused by a pet.

Purchase of ADC is optional. Elite Florida Vacation Homes encourages the purchase of the ADC to cover any accidental circumstances 
that may occur during your stay If Guest elects not to purchase the ADC, Elite Florida Vacation Homes will require a refundable $300.00. The security deposit is returned within approximately one week of departure, once we have confirmation that the accommodation, fixtures, 
etc. are in the same condition as when you arrived and vacated on the correct date/time. We will consult with you initially to try and resolve amicably and damage, phone bill etc. Access may be required during your stay by authorized personnel for maintenance.

IV. Cleaning
Guests are not expected to clean the homes, but keeping the home in a tidy and acceptable condition is required. An 
unacceptable standard is defined as leaving the home in a different way than check in.This also includes, but is not limited to, moving furniture, leaving behind excessive/large quantities of trash or personal items, or not cleaning up vomit or bodily fluids. 

V. Check In and Check Out
Rental times are from 4:00 pm on the day of arrival until 10:00 am on the day of departure. 

VI. Swimming Pool
The owners do not accept any liability for any injury result in the use of the pool. Guests are required to supervise young children at all times. By Florida Law, the pool alarm is mandatory and should not be tampered with. Any damages caused will be subject to charges. In addition, we ask that all pool toys be removed from the pool when guests are finished swimming. Any damages caused by the pool toys being left in the pool, i.e.: a pool toy getting stuck in the skimmer, are subject to charges. 


VII. Pool Heating
Swimming pools are provided free of charge. Pool heating requires a charge. If any member of the management 
company find that a guest has tampered with the pool heating controls or lock box on the heater unit a charge of $150.00 will be made against the security deposit.


VIII. Non-Smoking
For your comfort, all of our properties are non-smoking. 

IX. Insects
Our houses are sprayed inside and out on a regular basis, however you can help by ensuring that all food items are placed in the refrigerator or in a sealed container. 

X. Responsible Party
You must absolutely ensure that children are not left on their own at anytime in the accommodation. Neither are they to be allowed access to the pool or whirlpool unless accompanied at all times by a responsible adult. Keep the patio doors locked if unsure.

Only guests listed on the booking form are authorized to stay in this home. I understand that my booking may be 
terminated, or I will be charged $100.00 per extra person up to the legal limit of the home. 

If paying by credit card, I agree to the terms on the “Credit Card Payment” Form. 

 The management company and/or the Owner accept no liability for personal loss or injury to the Guest or any members in the Guests party during the Rental Period. The Guest must ensure that they have adequate insurance cover. This Company provide information and advice in the Home-Pack to the Guest in an advisory capacity only, with no guarantee or promise implied.
